They might could be found on sites like Craigs List or Ebay or some other locating service. However, even if they can be located, it’s likely the colors won’t match anymore. The current shingles have probably faded in color. This is an unsightly bandaid at best.
Also, if you’re selling your home and the T-Lock shingles have any damage to them, it will appear on an inspection report provided by the buyer. The buyer will want the shingles repaired. Since these shingles are no longer available, a repair is unlikely. The buyer will then either want to negotiate an amount off the price of the home or more realistically want the entire roof replaced. If there’s an offer on the table this could potentially delay the closing or the buyers will walk if a financially mutual agreement can’t be reached.
Additionally, when the price of the home has been established be fore putting it on the market, if a full roof replacement is necessary, that’s a big unexpected loss in profit as well.
Finally, most insurance companies don’t insure these T-lock shingles anymore. Or if they do, it’s for a very short time. The new buyers will more than likely have to have the entire roof replaced within a year or two after purchase the home, all on their own dime. If the buyers knows this ahead of time, it’s like they’ll bail on the deal.
The Good News:
Having this information, now, is crucial. The roof can be inspected by qualified professional roofing company before putting the home on the market. The roofers will find any damage to the shingles. If there is storm damage, it’s highly likely that the insurance company will pay to have the entire roof replaced. Depending on the type of insurance policy, they’ll at least pay for a good portion of it. If this is all figured out early enough, there will be no roof issues or delays for the real estate transaction.
