FAQ Roof Inspections

Q: Why are roof inspections required by my insurance company?

A: If your home was hit by a hail storm most insurance companies want your roof inspected by a qualified roofing company to verify that there is in fact hail damage to your roof (not all hail causes damage). If there is, you can proceed with filing an insurance hail claim. If there is no hail damage, then it saves everyone on time and expense and you won’t get dinged for filing a claim with no hail damage.

Q: What if there is not enough hail damage on my roof after a roof inspection to file a claim?

A: If you called a reliable and honest roofing contractor to inspect your roof and they truly do not find enough hail damage to warrant full roof replacement, you still may need repairs. Many times the repair cost is still lower than your deductible for your homeowners insurance. This way you can pay for the repairs out of pocket and not file a claim, which sometimes counts against you if you have too many property claims.

Q: How do I know if the roofer inspecting my roof is being honest?

A: Since many homeowner don’t get on their roofs, you do have to have some trust in the roofer you’ve chosen to inspect. Many professional and honest roofers will take a picture of the front of your home and then take pictures of your roof after that. That way you know the pics are in order and of your roof.

Q: What does a roofer look for while inspecting my roof?

A: When inspecting a roof, roofers are generally looking for anything that is no longer working properly, missing or broken. They are looking for

  • Hail damaged, cracked, defective, or missing shingles,
  • Missing, dented or broken pipe caps, vents or boots
  • Cracked, dented or broken skylights, chimney brick/ stucco/ siding
  • Any damage from other items like tree branches, ice damming, or even roof penetrations from animals.
Q: What do I do if the roofer finds damage after inspecting my roof?

A: They should provide you with pictures of proof and an estimate that includes scope of work, prices and completion time lines. If you decide to move forward with them make sure to sign a contract that matches the estimate. Never pay for the entire job upfront. 50% is normal with the balance due upon completion and your satisfaction.

FAQ Roof Replacements

Q: How will I know if I need my entire roof replaced?

A: Ask your roofer to take pictures of the front of your home and all areas/ slopes of your roof after that. It should be pretty obvious if there is significant damage to many of your roof components to warrant a full roof replacement. If it looks questionable, get a couple more opinions.

Q: How many hail strikes does it take for a full roof replacement?

A: Insurance adjusters and roofers alike will make a random 10 foot by 10 foot (100 square feet) test pattern. They generally want to see anywhere from 6-10 hail strikes within that section, depending on the style and the age of the roof.

Q: What is included in a full sloped roof replacement?

A: Most times when replacing a roof, all roofing materials must be removed. That means everything down to the decking. You start with a fresh slate. Then, depending on your area you’ll get all new underlayment, drip edge, valley metal and flashings, starter shingles, shingles, pipe boots, vents/ ventilation, and ridge caps.

Q: Can a homeowner replace their own roof?

A: Yes they can, but should they? They’ll more than likely need to pull a re-roofing permit themselves, find where to buy the material, know what materials to buy, buy the materials, have them delivered, know how to install all the roofing materials and do it well enough to pass the city inspection that comes with that permit. We recommend hiring a professional, quality roofer instead of doing it yourself.

Q: Can you put a new roof over the old damaged roof?

A: In the state of CO you cannot put a new roof over an old one. You must remove all roof materials from the roof before you install the new one.

Q: Is it worth it to get Class 4 Shingles?
A: In most cases, yes. Class 4 shingles don’t need to be replaced as often because they hold up better to larger hail stones. This saves on claims, replacements, and deductibles.  So, most insurance companies offer annual insurance premium discounts for these savings. It typically takes about 2-4 years to break even for the extra expense of the Class 4 shingles. If you’re not selling your home anytime soon, it’s usually a good idea.

FAQ Roof Hail Insurance Claims

Q: Will filing an insurance hail claim raise my rates?

A: Filing an insurance claim when you have hail damage will not increase your insurance premiums. However, a hail storm in your area may raise your rates collectively. Your insurance company wants to know if you have damage so it won’t possibly cause even further exterior/ interior damage.

Q: Do I have to pay my deductible?

A: Yes. Paying your deductible is much like paying your co-pay for medical situations. Homeowners paying only their deductible is a great deal for them on an insurance hail claim. If your deductible is $1,000 and a hail claim is $20,000 you only pay $1000 to get it all back to new. Conversely, If you were going to “buy” something else new for your home like an AC unit or a new deck, you would pay full price of $4,000 and up, all out of pocket.

Q: Can my roofing contractor “cover” my deductible?

A: Colorado roofing contractors are not allowed, by law, to cover your deductible. Beware if they say they can. This puts both of you in danger. Here is a link to Senate Bill 38 from 2012.

Q: Should a roofing company meet the insurance adjuster at my property?

A: Once you file a claim, having a reputable and trusted roofing company meet your adjuster at your home is a good idea. They can assist the adjuster to find all hail damage to other areas of your property. If you’re going to have to pay a deductible, you’ll want to get all hail damage included in your claim to be fixed.

Q: Do I really need to get 3 estimates from 3 different roofers?

A: Getting “3 estimates” is unnecessary.  Getting “3 interviews” with trusted roofing contractors, however, is necessary. Hail insurance claims are similar to health insurance claims. You don’t get 3 estimates for a surgery from the surgeons. You do however, want to get a 1st, 2cd and possibly a 3rd medical opinion. Insurance covers the cost minus your deductible/ co-pay. Same with roofing companies. Do business with companies you know, like, and trust.

Q: I got 3 roofing estimates anyway. Now what?

A: Most all roofing contractors will do the work for the insurance claim total (or more including supplements). If you get an “estimate” and it comes in lower than your claim amount, they’re either quoting you inferior products or leaving something off. Your insurance company will keep the difference if the “estimate” is lower than the claim amount. Homeowners will not get to keep the difference of money.

Q: What do I look for in hiring a roofer?

A: Make sure your roofing contractor is local, licensed, insured, and has great reviews and warranties as a minimum. A quality roofing company will gladly show you proof of all of these and should be an open book to any questions you might have.

Q: What do I look for in a roofing contract?

A: Minimally, make sure you get everything in writing with a break down of all of the work to be done with prices and timelines per a contract that all parties are in agreement and sign. You should not be “pressured” into signing anything right then if you’re dealing with a professional roof contractor. If you need some time, they should let you review everything on your time frame.

Q: When should I make final payment to my roofer?

A: When all work has been completed, make sure you both are in agreement and sign off on every completed portion of the claim. Final payments can be collected from the insurance company and handed over to the contractor at this time.

Q: After the work is completed, what do I do next?

A: Register for your manufacturers warranty on their website. This ensures that they have you in their database and will contact you if they happen to have issues with any possible defects or re-calls. Also, check with your insurance company for possible discounts on your insurance premiums. Class A fire rated and Class 4 shingles often times come with annual insurance premium discounts.

FAQ Roof Certifications

Q: Who needs a roof certification?

A: During a real estate transaction the buyers pay for a home inspection. Many times this report will have possible roof issues. The buyers will typically either want these issues fixed or they’ll want a roof certification.

Q: Why is a roof certification needed?

A: A roof certification is typically paid for by the seller to insure the buyers that the roof is in good working condition and shouldn’t leak over the term of the roof certification.

Q: Who performs the roof certification?

A: A qualified roofing professional who has the experience detecting roof issues and/ or can make the necessary repairs.

Q: How long does a roof certification last?

A: 3-5 year roof certifications are the typical length of time period.

Q: What does roof certification provide?

A: A roofer providing a roof certification will inspect the roof for leaks, potential leaks and any other roof related issues. If they believe the roof is in good enough condition to remain issue free for the term of the certification, they will provide one. Sometimes repairs need to be completed before issuing a final roof certification. If there is too much to repair, hail damage or other roof related issues, you will not get a roof certified until it is fixed or replaced.
